What Happens During A Home Inspection?

A home inspection lasts three to four hours, depending on the square footage of the home. During that time, the home inspector will create an in-depth report of all areas of the home, including the foundation, plumbing systems, HVAC systems, electrical systems, appliances and more.

Once your home inspector has completed the home inspection, he will provide a walk-through for you, the potential home buyer, and your real estate agent. The home inspector will take this time to show you specific areas of the report and your home, answering any questions you or your realtor might have regarding the inspector’s observations.

A home inspection is a visual examination of the home's major structure, systems, and components that are visible and safely accessible. Buying a home is typically the biggest investment you will ever make, so it's important to get a home inspection because the inspector can find and document defects that may or may not be obvious to you as a prospective buyer.  Such defects can range from simple replacements or repairs to severe damage or safety and health concerns.
